Two Units Sold in 30 Days

Construreal Inmobiliaria develops housing in Costa Rica, Venezuela, Spain and the United States, with 44 years in the business and more than 15,000 homes delivered. In Rohrmoser it had already delivered Paradisus, with 302 apartments, and Soho Paradisus is its sister project: two towers with 200 apartments and eleven models from one to three bedrooms, with units ready to move in and units in pre-sale. Rohrmoser and Nunciatura are home to some of the most contested new towers in San José, so every ad for the project fights for the same feed against dozens of other projects at once.

The challenge wasn’t filling a form, it was filling the sales room. We started with a brand-new ad account, with no history and no existing audiences. We set up an active Meta Ads campaign for each sales angle, owner-occupier and investment, each with its own audience and its own creative, plus remarketing to people who had already engaged. Every ad opens a direct conversation with the sales team, with no forms in between, and carries its own reference code so sales knows exactly which ad brought in each appointment.

From August 20 to September 20, 2026, on the Premium Plan and with $2,009 in Meta ad spend, we produced six creative designs with an on-camera model and a script, shot and edited by our team inside the project itself. In those 30 days the project received 485 leads at $4.14 each, booked 40 appointments and 27 of them showed up, a 67.5% attendance rate, at $74 per attended appointment. That produced two move-in-ready units sold.

What Changed

Construreal went from receiving a message count to receiving a biweekly report with cost per booked appointment and a strategy call, which is what really measures a sales room. The sales team doesn't touch the ad platform: it receives buyers on WhatsApp, with the code of the ad that brought them, and sells. When a creative stops performing it gets swapped, and the report shows it in numbers, not impressions.
