A $700,000 Property Sold in Under Two Weeks

506Brokers is a real estate brokerage based in Santa Ana that works hand in hand with developers and with resale properties in Escazú, Santa Ana and La Sabana. Its inventory ranges from investment apartments to high-end houses and penthouses, and every property has a different buyer. In western San José every ad fights for the same feed against dozens of brokers, developers and property portals at once, so it has to sell in the first few seconds or it’s lost.

Before AdEstate, all the properties shared a single campaign, with square creatives and no hook, and leads reached WhatsApp without saying which property they were writing about. We split each property into its own Meta Ads campaign, with its own audience based on the sales angle, owner-occupier or investment, and two vertical videos per property with their own script and hook, produced by our team. Every ad opens a direct WhatsApp conversation with the advisor in charge of that property and carries its own reference code, so the team knows exactly which ad brought in each buyer.

On the Portfolio Plan and with just $196.91 in total Meta ad spend, a $700,000 property sold in under two weeks. The ad investment was less than 0.03% of the sale price: for every dollar spent on ads, more than $3,500 in property was sold.

What Changed

506Brokers went from having all its properties fighting over the same budget inside a single campaign to having each property with its own campaign, audience and videos, measured separately. The team doesn't touch the ad platform: it receives buyers on WhatsApp, with the code of the ad that brought them, and sells. When a video stops performing it gets swapped, and every decision is made with each property's numbers, not with an overall message count.
